A fire door only holds its rating if it’s installed exactly as tested – the certificate covers the whole assembly, from leaf and frame to seals, hinges, closer and ironmongery. A certified door fitted wrong is no longer compliant, which is why certified installation matters as much as the door itself.

A certified door is not the same as a certified installation

A doorset can be third-party certified to FD30, FD60 or FD120 and still fail in a fire, because the rating depends on the complete assembly being installed exactly as tested. Fit the wrong closer, pack the frame incorrectly, swap an unapproved hinge or seal, and the tested performance is void – the door looks compliant and isn’t. It’s one of the most common reasons a newly “compliant” door fails its first inspection.

Ark installs to the tested doorset specification, uses the specified components and fixings, and records the installation so it can be demonstrated. Any change from the specified system is confirmed before work starts, not discovered at inspection. The result is a door whose paperwork and physical assembly say the same thing.

What happens when a fire door is installed wrong

If the installation isn’t to the tested system

The certified rating no longer applies. A door fitted with the wrong seal, closer, hinge or frame packing won’t perform as its certificate claims, and the Responsible Person can’t rely on it under the Fire Safety Order. On an 11m+ residential building the failure surfaces at the next inspection under the Fire Safety (England) Regulations 2022 – as a fresh defect on a door that was supposed to be the fix.

If there’s no installation record

A door with no data tag, no certification chain and no installer record can’t be evidenced, and an unevidenced fire door is treated as one that can’t be relied on. For a landlord or Principal Contractor that means the compliance value of the whole installation programme is only as good as its paperwork.
