Reactive Fire Door Repairs & Remedial Works National Hotel Portfolio

Ark delivers reactive fire door repairs and remedial works across a geographically dispersed hotel portfolio. The contract requires prompt attendance, accurate diagnosis and, wherever possible, completion on the initial visit. This reduces repeat call-outs and is particularly important where the work affects a guest bedroom, as each day a room is offline represents lost revenue to the client.

 

Work orders are allocated through the client’s Astara portal, against defined SLAs for attendance and completion. Operatives sign in at each hotel using a Bluetooth beacon, providing the client with an accurate, time-stamped attendance record. Inspection findings, photographs, materials used and completed repairs are logged in Onetrace, creating a clear compliance record and supporting efficient client review and approval. Labour hours are submitted through Astara, ensuring transparent cost control under the contract’s cost-plus pricing model.

First-Time Completion

First-time completion is supported through product standardisation, operative competence and effective stock management. All product data sheets and repair materials are agreed with the client in advance, giving assurance that repairs are compatible, compliant and consistent across the portfolio. Approved ironmongery, seals and other frequently required components are held in stock in engineers’ vans and regional stores, reducing delays caused by material availability.

 

Operatives receive monthly CPD to strengthen their ability to identify defects, select the correct compliant repair and complete it safely on the first visit. This saves the client the cost of a return call-out, restores fire door performance sooner and minimises disruption to hotel operations.

 

Contract growth: Ark has been awarded two further regions on the strength of this performance, including the South West, the estate’s historically most difficult region to service.

Working Around Guests & Operations

 

Where a bedroom must be taken out of service, the work date, access arrangements and anticipated duration are agreed with the hotel team in advance, allowing rooms to be released back into service promptly and helping the hotel manage bookings and occupancy. Communal area works are planned around guests and staff, using floor protection, clean working methods and controlled work areas to maintain safe access and uphold the standard of presentation expected in a customer-facing environment.

 

Our teams are also experienced in managing the practical challenges of city-centre sites, including restricted parking, timed deliveries and limited access. Early planning and coordination with each hotel help prevent avoidable delays and keep work within the agreed SLA.
