    What happens when a fire door fails compliance

    If you can’t evidence the door

     

    A fire door you can’t evidence is a fire door you can’t rely on. Without a certification record, an install record and an inspection history, the Responsible Person can’t demonstrate the door does what its rating claims. In an 11m+ building, a gap in the inspection record is a direct breach of the FS(E)R 2022, and in social housing it carries Regulator of Social Housing and Awaab’s Law exposure on top.

    The doorset is certified; the installation often isn’t. The wrong seal, hinge, closer or frame packing quietly voids the fire rating – the door looks right and no longer performs. Legacy stock makes it worse: thousands of historic doors with no data tag, no certification chain and unknown provenance.

    A certified door is not the same as a certified installation

    This is the most misunderstood thing about fire doors. A doorset can be third-party certified to FD30 or FD60 and still fail in practice, because the fire rating belongs to the complete assembly – door, frame, intumescent and smoke seals, hinges, closer and ironmongery – installed exactly as tested. Change the closer, fit the wrong seal or pack the frame incorrectly and the certified rating no longer holds. Ark installs and inspects to the tested doorset specification and records it, so the certification on paper matches the assembly on the wall.
